Located on a prominent corner site in Victoria, this mixed-use development combines a commercial unit at grade with five levels of residential housing above. The project utilizes a non-combustible concrete podium supporting wood-frame residential construction, creating an efficient and context-sensitive urban housing solution.

The residential component includes a mix of one-, two-, and three-bedroom units organized around shared circulation spaces, while the ground floor activates the street frontage through commercial use and resident amenities.

Project involvement included design development, coordination of the Building Permit application process, coordination with architectural, structural, civil, mechanical, and electrical disciplines, and preparation of detailed construction documentation through Issued-for-Construction (IFC) stages.
